Site Work Permit Approved for 20-Story Tower 91 in Miami’s Design District

Miami’s Building Department has approved a site work permit for Tower 91, also known as Cassi, a 20-story mixed-use development set to rise at 91–93 NE 36th Street in the city’s Design District. The permit clears the way for initial groundwork to begin on the site, located just west of Biscayne Boulevard. The project is being developed by Design District Associates and Prinz Corner LLC, affiliated entities of Miami-based developer DACRA.

The tower is planned to rise 252 feet to the roofline, with a mechanical enclosure extending the structure’s height to nearly 270 feet. GT Construction & Development Inc., better known as G.T. McDonald Enterprises, Inc., is listed as the general contractor. The site work permit marks a significant milestone as the city continues to review both a master construction permit and phased vertical construction permit.

According to city filings and a recently finalized utilities agreement, Tower 91 will include 107 residential units, 15,981 square feet of retail space, 6,849 square feet of full-service restaurant space, and a 227-space parking garage. The development is being designed by Elkus Manfredi Architects, with Cube3 serving as the architect of record.

The project is considered the “Southern Gateway” to the Design District and will serve as a visual and experiential entry point into one of Miami’s most design-forward neighborhoods. The podium parking garage will feature an architectural treatment by a world-class artist, consistent with the district’s emphasis on integrating public art into building infrastructure and common areas.

DACRA CEO Craig Robins recently told Bloomberg that a new rental apartment development would break ground within a few months. While the project was not named, Tower 91’s scope and permitting timeline align with those remarks, suggesting it is likely the development referenced.

Once complete, Tower 91 is expected to activate a prominent corner of the Design District with a dynamic mix of residential, retail, and culinary offerings. The project continues DACRA’s long-term vision of blending architecture, art, fashion, and gastronomy to shape the district into a globally recognized destination for creativity and culture.
