Monceau Realty is scaling back plans for a project Florida YIMBY originally covered in 2023. The venture, then known to us as “Bloch Naranja Estates,” was planned to feature 197 workforce housing apartments in eight stories, totaling just over 230,000 square feet. Now, plans have changed, and the developer is seeking to cut the height in half, along with reducing the number of residences by 39 percent.
The South Florida Business Journal reports that new plans call for a four-story building with 120 workforce housing apartments. The one-bedroom to three-bedroom homes would measure 575 to 1,405 square feet. Additionally, there would be 1,250 square feet of retail and 180 surface parking spots for both residents and shoppers.

There are many reasons for Monceau Realty’s revised plans. Some include increased construction costs and “evolving market conditions.” The homes have also been reconfigured to provide residents with more open space and improved air circulation. Miami-based Bellon Architecture designed the low-rise project. Monceau Realty purchased the vacant 2.1-acre site for $1.6 million in 2021.
If the 120-unit venture gets all the necessary approvals, construction could start in early 2026. It’s been proposed for 26710 S.W. 144th Ave., Homestead, Florida, 33032, in Miami-Dade County.
