Construction has started on Beacon at Princeton Hill, the first venture under the Live Local Act to break ground, according to the South Florida Business Journal.

When Florida YIMBY first covered the venture in 2023 (known to us then as “Beacon Flats”), it was to offer 109 one-bedroom to three-bedroom apartments, spanning just over 103,000 square feet of new construction. Yet, thanks to incentives from the Live Local Act, the multifamily housing development is to feature 112 apartments.

There would be 41 one-bedroom and 71 two-bedroom residences; per the project’s website, they will measure 621 to 914 square feet. Residency would be available to tenants earning up to 120 precent of the area median income (AMI), which is $87,200.

The 112 homes would be in three stories, with communal amenities including a fitness center, swimming pool, and 145 parking spots. CTD Architecture designed the garden-style community; Kimley-Horn is the civil engineer. General contractor Coastland Construction intends to finish construction in early 2026.

23815 South Dixie LLC, an affiliate of developer Beacon Hill, purchased the 2.6-acre build site for $2.55 million in 2024. The site was vacant prior to the start of construction. Beacon at Princeton Hill is unfolding at 23815 S Dixie Hwy, Homestead, FL, 33032, in Miami-Dade County.
