Construction Tops Off on 427-Unit Excel Miami in the Arts & Entertainment District

Clearline Real Estate and Shawmut Design and Construction have officially topped off Excel Miami, a 24-story residential tower at 1550 NE Miami Place in the heart of Miami’s Arts & Entertainment District. The milestone marks a major step forward for the development, which broke ground in December 2024 and is now poised to deliver 427 rental units tailored to a wide range of residents seeking walkable, transit-accessible housing.

Located around the corner from the Metromover’s School Board station, the tower is designed with mobility and urban integration in mind. Apartments will range from studios to two-bedroom units, with floorplans spanning approximately 400 to 1,000 square feet. The project also includes 13 townhouse-style lofts and a sixth-floor amenity deck featuring a pool, yoga deck, fitness center, coworking space, and film room.

Designed by Arquitectonica, with LEO A DALY serving as architect-of-record, the building’s exterior will be adorned with a mural by internationally recognized graffiti artist Claudia “MadC” Walde. The façade and amenities aim to reflect the surrounding neighborhood’s creative spirit while supporting a growing demand for housing in the urban core.

Shawmut crews have poured 19,000 cubic yards of concrete, installed 2,000 tons of rebar, 210 tons of post-tension cables, and placed 145,000 masonry blocks since construction began. JA&M Developing Corp. led major trade efforts on-site. The topping-off ceremony brought together key members of the project team, including Clearline Real Estate CEO Jenny Bernell, Shawmut’s head of Florida Alexis Leal, and executive vice president David Margolius.

“This is an exciting milestone in transforming what was a vacant lot into an innovative residential tower that is helping to meet the increasing demand for diverse housing options in Miami’s growing and vibrant Arts & Entertainment District,” said Alexis Leal.

Excel Miami adds to Shawmut’s growing multifamily portfolio across Florida, which includes recent and ongoing work on Town Vineland in Orlando, Manor Miramar in Miramar, Apogee Club in Hobe Sound, Waterway Café in Palm Beach, and hospitality projects such as Hotel AKA Brickell and Hilton West Palm Beach.
