CWV Group Proposes 104-Unit Apartment Complex for 1035 NW 36th St, Miami, FL

Miami-based CWV Group has proposed its first apartment complex in South Florida. The unnamed eight-story building would comprise 104 residences, with 42 designated as workforce housing for those earning up to 120 percent of the area median income (AMI).

Public records note that Miami-Dade County’s median income is currently $87,200 a month, meaning that for a one-person household to qualify for residency, they could earn no more than $104,160 annually. The homes would range from studio to two-bedroom layouts. Additionally, there would be 1,800 square feet of ground-floor retail, along with 56 parking spots.

As noted, CWV Group is the developer. It’s partnered with the 22,750-square-foot build site’s owner, the Founders Building LLC, to make the eight-story venture possible. Prior to the development’s anticipated groundbreaking in 2026, the automotive building on the site would be demolished. CWV Group is seeking incentives under the Live Local Act. The newly passed legislation intends to make housing more accessible in Florida’s competitive real estate landscape.

Caymares Martin Architecture designed the complex. The Coral Gables-based firm designed another eight-story venture that Florida YIMBY covered this February. That project would feature 162 units and 307 parking spots.

The 104-unit project has been proposed for 1035 NW 36th St, Miami, FL, 33127, in Miami-Dade County.
