The Federal Aviation Administration has issued a determination approving a structure rising 820 feet above ground, or 828 feet above sea level, at 19051 Collins Avenue in Sunny Isles Beach. The determination, granted on July 30 to MB RE Investments, LLC, an entity linked to Related Group, confirms the proposed tower will not pose a hazard to air navigation. If built to the approved height, the development would become the tallest oceanfront building in the United States.
The 1.92-acre site is currently home to the Miami Beach Club, a two-story, 108-unit condominium complex completed in 1951. A joint venture led by Related Group, Dezer Development, and BH Group recently acquired full control of the property. According to public records, the developers paid $131.8 million to acquire 100 of the 108 units in an off-market transaction. The remaining eight units were already held by Related executives, giving the partnership complete control over the site.
The parcel is located directly north of the Residences by Armani/Casa, a 60-story luxury tower also developed by Related and Dezer, and sits between the Atlantic Ocean and Collins Avenue along one of Sunny Isles Beach’s most prominent stretches of oceanfront. The low-rise Miami Beach Club is expected to be demolished to make way for a new branded condominium tower.
While official design plans have not been released, the developers are reportedly envisioning a high-rise tower with approximately 150 luxury residential units. The FAA approval confirms that a building of this scale is viable on the site, clearing a major regulatory milestone.
Related Group, led by Chairman Jorge M. Pérez and President Jon Paul Pérez, remains one of the most prolific residential developers in the country. Dezer Development, headed by Gil Dezer, is concurrently developing the Bentley Residences nearby, and BH Group has continued expanding its footprint in South Florida through partnerships with Related on projects in Aventura, Fisher Island, and other key markets.
No renderings, branding, or architectural team have been revealed at this time.
