34-Unit ‘LiMonar Estates’ Planned for S.W. 266th St. and S.W. 134th Ave., Princeton, Florida

An affiliate of developer Bluenest Homes has proposed a for-sale townhome development in unincorporated Miami-Dade County. LiMonar Estates will comprise 34 duplexes, 10 percent of which (3.4) would be designated as workforce housing. Miami-Dade County records note that workforce housing is generally reserved for tenants earning 60 to 140 percent of the area median income (AMI).

The South Florida Business Journal reports that homes will span 1,364 to 1,400 square feet, each featuring three bedrooms and three bathrooms. In-unit features include stainless steel appliances, chrome finishings, and 24 x 24 floor tiles. Homes currently start in the mid-$400,000s. The community itself will feature 68 parking spots—two per unit.

Bluenest LiMonar Estates LLC is the developer. Its parent company purchased the project’s vacant 4.49-acre site for $2.4 million earlier this March.

Pascual Perez Kiliddjian Starr Architects and Planners designed LiMonar Estates. The Doral-based firm also designed the Princeton Apartments, a venture Florida YIMBY shared in August. The five-building development would feature 92 townhomes, with floorplans spanning 605 to 1,255 square feet. At the time of our report, the venture was still in its pre-application phase.

LiMonar Estates is planned for the northeast corner of S.W. 266th St. and S.W. 134th Ave., Princeton, Florida, 33032, in Miami-Dade County.
