Plans Filed For The Gaspar, A 23-Story Tower At 1307 North Jefferson Street In Downtown Tampa

Berts Real Estate, in partnership with Flamingo Homes, has submitted plans for The Gaspar, a 23-story mixed-use tower at 1307 North Jefferson Street in Downtown Tampa. Designed by MGBA Architecture, the building will rise 281 feet on a 0.33-acre site and deliver 188 residences with commercial, office, and parking components.

The residential program will feature studios, as well as one-, two-, three-, and four-bedroom layouts. Studios and one-bedrooms make up the majority of units, with sizes ranging from 400 to 600 square feet. At the top of the range, a 4,885-square-foot penthouse will serve as the tower’s most extensive offering. Residents will also have access to amenities such as a pool, fitness center, lounge, and an outdoor deck.

The podium is designed to accommodate multiple uses, including a residential lobby, 2,424 square feet of retail space, and 5,327 square feet of office space. A fully automated parking system will provide 88 stalls, supported by three accessible spaces and 72 bicycle spaces, which, under city code, equate to 18 additional vehicle spaces. This creates a total supply of 109, slightly short of the 114 spaces typically required.

The development team has requested a variance to address the shortfall. Other variances concern transparency requirements, as the design opts to showcase the automated parking behind glass curtain walls rather than conceal it.

The tower’s architecture emphasizes slender proportions and a modern material palette of fiber cement panels, frosted glass, and perforated metal screening. A sculptural black steel element runs vertically along the façade, which MGBA describes as “offering solar shading, structural expression, and vertical coherence. This multipurpose architectural gesture ties together disparate programmatic elements and introduces a kinetic, tactile identity to the building.”

The Gaspar is scheduled for administrative review by Tampa’s Design District Review. Sales are being managed by Anchor Real Estate, with prices starting at $399,000. Reservations opened on September 12 of last year and were reported to have strong initial demand.
