Sale of Amara at Paraiso Restaurant Space in Edgewater Closes for $19.8 Million

Robert Rivani, founder of RIVANI, has closed on the $19.8 million sale of the waterfront restaurant space currently home to Amara at Paraiso in Miami’s Edgewater neighborhood.

Located at 3101 NE 7th Avenue, the two-story, 12,316-square-foot property was completed in 2018 and is leased to The Genuine Hospitality Group, led by James Beard Award-winning chef Michael Schwartz. The restaurant, known for its Latin American menu, includes a main dining room and bar with seating for 150, floor-to-ceiling windows with views of Biscayne Bay, and an outdoor deck with space for 70 guests directly on the water.

Rivani originally purchased the property in 2021 for $12.1 million.

“As one of my first hospitality acquisitions in South Florida, this property set the tone for what was possible,” said Rivani. “The space is one of Miami’s most beautiful waterfront assets and will always hold deep meaning for me. With this milestone, my focus is on creating the next generation of lifestyle experiences that will continue to elevate the city’s hospitality and office landscape.”

JLL Capital Markets represented RIVANI in the transaction, with Senior Managing Director Alex Sharrin, Director Jeffrey Cicurel, and Analyst Noel O’Donnell leading the deal.

The sale adds to a string of high-profile transactions by RIVANI in recent years. The firm has accumulated more than $250 million in South Florida assets, including Wynwood Jungle, the upcoming GAIA restaurant, and the redevelopment of the RIVANI office building, a $100 million project. In 2025, RIVANI has also completed the $37 million acquisition of the Lincoln Theatre, sold Catch Miami Beach for $28.2 million, secured Playboy’s global headquarters, and finalized a $38.25 million cash sale of two restaurant spaces within SLS Lux Brickell and Dua Miami Hotel.
