The District in Davie Secures $85 Million Construction Loan

El-Ad National Properties, a South Florida-based subsidiary of Elad Group, has secured an $85 million construction loan from Valley National Bank to advance vertical development of The District in Davie. The $1 billion, 2.8-million-square-foot mixed-use project is the largest multifamily development in the town’s history.

Located at 4801–4999 South State Road 7, The District in Davie is planned in three phases. Phase one, currently under construction, is scheduled for completion in December 2026. The development will ultimately feature five residential towers rising between 21 and 24 stories, yielding 1,292 rental units, 36,000 square feet of restaurants and retail, and 1.1 million square feet of access-controlled parking accommodating 2,650 vehicles.

“This closing marks a major step forward in the development process,” said Matthew Jeffries, CEO of El-Ad National Properties. “We’re excited to move into the next phase of construction and continue delivering a vibrant new destination that reflects Davie’s growth and energy.”

Residences will be offered in studio to three-bedroom layouts, some with dens, ranging from 589 to 1,460 square feet. Features include smart thermostats, keyless entry, high-speed internet, and private terraces. Amenities will span rooftop pools, coworking spaces, children’s play suites, pet parks, game lounges, outdoor kitchens, spa treatment rooms, and a reservable Sky Lounge with indoor and outdoor entertaining areas.

The architectural team is led by Cooper Carry of Atlanta, with Promethean Builders LLC serving as general contractor.

Davie’s central location in Broward County positions the project within close proximity to the South Florida Education Center, I-595, the Florida Turnpike, I-75, Fort Lauderdale-Hollywood International Airport, and Port Everglades.

  1. It looks like employee housing. It was not mentioned in the article , but hoping that some of these units will be designated affordable. Wondering who would want to live over there and pay high priced rents. Great infill. Housing is definitely needed there. But, again, so much parking! Almost every apt. can have a space for two cars.
