The Related Group has secured financing for The Gallery at Wagner Creek, a 27-story mixed-income tower planned for Miami’s Health District. This project will introduce 460 residential units next to the UHealth–Jackson Metrorail Station located at 1165 NW 11th Street. It marks the first phase of Related’s long-term redevelopment vision for the area surrounding Jackson Memorial Hospital.
Designed by Cohen Freedman Encinosa & Associates Architects, the 305-foot tower will include a variety of living options, featuring studio, one-bedroom, and two-bedroom residences. Out of the 460 units, 184 are designated as workforce or affordable housing, aimed at households earning between 30% and 120% of the area median income. Additionally, 70 units will receive assistance from the city, with 35 specifically allocated for special-needs households identified through state-approved agencies.

According to a recent article on Citizen Portal, the City of Miami’s Housing and Commercial Loan Committee approved an allocation of $4.85 million in Miami Forever Bonds toward the project, part of a broader funding structure totaling roughly $193.86 million. The city-issued bonds are designed to support infrastructure and affordable housing initiatives, bridging a financing gap in the development’s capital stack. Additional funding sources include contributions from the Florida Housing Finance Corporation, JPMorgan Chase, Truist Bank, SAIL funds, and federal tax credit equity, as well as $22 million in state financing.
The Gallery at Wagner Creek is being advanced under Florida’s Live Local Act, which permits administrative review for qualifying mixed-income developments and grants greater flexibility in height and density. The 1.98-acre site allows a theoretical maximum of 495 residential units; Related’s proposal remains within that threshold at 460 units.

Building elevations depict a contemporary high-rise with smooth stucco finishes, picket railings on balconies, and louvered cladding. The tower’s rooftop will feature aviation warning lights to comply with Federal Aviation Administration height restrictions, as the site lies within an airport flight path.
Planned amenities include a landscaped pool deck, fitness and wellness center, co-working spaces, and resident lounges. The ground level will contain approximately 3,200 square feet of retail space, with 346 parking spaces provided in a structured garage managed in partnership with the Miami Parking Authority. The site’s adjacency to the Metrorail station supports the city’s broader push toward transit-oriented housing near major employment nodes.

The property is currently used as a surface parking lot. Related has secured site control through a long-term ground lease, enabling it to design, finance, and operate the building without owning the land. Construction documents will follow final site plan approval, with groundbreaking anticipated in late 2026 and completion targeted for 2028.
Once complete, The Gallery at Wagner Creek will lay the foundation for the redevelopment of Jackson Medical Towers and adjacent parcels, transforming this section of Miami’s Health District into a multi-phase, mixed-income community supported by transit access and essential healthcare employers.
