Six-Story ‘The Avery’ Seeks Approvals for 2517 West Kennedy Boulevard, Tampa, Florida

The Avid Group is moving forward with a mid-rise housing project in Tampa. The developer has filed multiple permits for the Avery, which would measure six stories and comprise 36 residences. This is not to be confused with Avery Cypress Creek, a Fort Lauderdale-based venture Florida YIMBY covered last week.

Homes at the Avery would span studio to two-bedroom layout plans, measuring about 560 to 1,330 square feet. Sources note that most of the homes would be one-bedroom models. In addition to the residential space, the Avery would feature 6,130 square feet of office space, 3,000 square feet of ground-floor commercial space, and 43 parking spots.

The Avid Group has been working on the Avery since 2022, having presented multiple iterations over the years. It purchased the project’s build site for around $2 million. The site once hosted Tampa Veterinary Hospital, a 1920s-era building that has since been demolished.

ODP Architecture designed the project. Conceptual renderings show a stylistic emphasis on natural lighting and a modern façade with exposed metal railings. At its highest point, the Avery would measure 81 feet tall, making it one of the tallest structures in the immediate area.

The Avery is set for 2517 West Kennedy Boulevard, Tampa, Florida, 33609, in Hillsborough County.
