Bluenest Development is proceeding with a townhome development in Miami Gardens.
While the project is still in its infancy, plans call for 226 townhomes and a variety of communal amenities, such as a swimming pool and clubhouse. For the project to proceed, the Miami-based firm must secure rezoning from city officials from “agricultural and utilities” and “single-family” to “planned development.”

Bluenest also has the 26.5-acre site under contract from its current owner, iHeart Radio, for $14 million. Aerial renderings show that the parcel is mostly vacant, save for several telecommunications towers. Bluenest has been bullish on developing residential communities in Miami-Dade County; the South Florida Business Journal reports that the firm has more than 2,800 homes planned, with construction ongoing on 400.
In September, Florida YIMBY reported on another of Bluenest’s ventures, the 34-duplex LiMonar Estates. Ten percent of the homes would be designated as workforce housing, meaning about three would be reserved for tenants earning 60 to 140 percent of the area median income (AMI). By Miami-Dade County’s income standards, that would range from $42,600 to $99,400, respectively, for a four-person household.
