On Monday, St. Petersburg City Officials held a ceremonial groundbreaking for Pelican Place, a residential project intended to meet the demand for affordable housing in the region.
The venture is slated to feature 40 two- and three-story townhomes, with units measuring 1,200 to 1,400 square feet each. Models span two-bedroom to four-bedroom floorplans; in-unit amenities will include EnergyStar appliances, hardwood cabinets, and pre-wired home phone/cable hook-ups. Each unit would also have its own parking garage.

Actual sitework on Pelican Place is expected to start next year; vertical construction is anticipated to start in late 2026. Residency will be available to households earning up to 80 percent of the area median income (AMI). According to city records, a four-person household could earn no more than $83,450 annually to qualify. The homes themselves are expected to sell for around $300,000.
Plans for Pelican Place were conceived in 2022 after St. Petersburg Mayor Ken Welch chose Habitat for Humanity to develop the vacant 2.26-acre site. Clearwater-based Klar and Klar Architects designed the community. In total, it’s estimated to cost $15.6 million to complete.
Pelican Place will be located across from Tangerine Plaza at 2100 18th Avenue South, St. Petersburg, Florida, 33712, in Pinellas County.
