Mixed-use ‘Avalon South Miami II’ Proposed for 7230 SW 59th Ave, South Miami, FL

Virginia-based AvalonBay Communities has plans for a mixed-use development in Miami.

Avalon South Miami II would measure 16 stories above grade and comprise 254 apartments. They would range from studio to three-bedroom units, and residents would have access to various on-site amenities, including a fitness center, clubroom, and recreation lawn. Other key features include a rooftop lounge and terrace, sixth-floor swimming pool, 414 parking spots, and 16,573 square feet of commercial space.

AvalonBay Communities has the 1.13-acre build site under contract from its current owner, Robins Plaza LLC. The parcel is home to a variety of commercial buildings spanning back to the mid-1920s. While some would be demolished, sources report that the historic building on the corner of South Dixie Highway and Dorn Avenue would remain; it would serve as the new location of the Deli Lane Café & Sunset Tavern.

Corwil Architects is the architect. The Coral Gables-based firm designed another venture in Miami: Anatomia, a 30-story mixed-use tower comprising more than 610,000 square feet of new construction.

South Miami’s Design Review Board reviewed plans for Avalon South Miami II on Tuesday. It would occupy multiple addresses, one of which being 7230 SW 59th Ave, South Miami, FL, 33143, in Miami-Dade County.
