As it stands, the two-story Avana Palm Beach Gardens hosts 448 apartments on a 44.3-acre site. Now, Greystar wants to rezone 9.4 acres on the site’s southern side from “residential medium” to residential high,” allowing for the construction of more apartments.
Rezoning approval would allow Greystar to demolish the apartments already on the site and replace them with 355 new units in a six-story building. They would be a mix of studio, one-bedroom, two-bedroom, and three-bedroom apartments.
Of those homes, 36 would be designated as workforce housing for households earning up to 120 percent of the area median income (AMI). Palm Beach County’s median income was $111,800 as of 2025, according to official records.
Communal amenities at the six-story addition would include two swimming pools, a dog park, and pickleball courts. There would also be 580 parking spots in a multi-level garage, with six of those spots reserved for electric vehicles.
Greystar filed plans for the expansion through an affiliate, GS Palm Beach Owner LLC. Miami-based MSA Architects designed the expansion. At the time of publication, a rezoning hearing had not been scheduled.
