Vertical construction is underway at One Kane, a 126,000-square-foot Class A+ waterfront office building rising at 9551 E. Bay Harbor Drive in Bay Harbor Islands. The six-story project is being developed by Miami-based Taubco in partnership with New York-based Landau Properties, with completion anticipated in early 2027.
According to reporting by Profile Miami, construction has advanced through the completion of two levels of concealed parking, allowing vertical construction to proceed on the superstructure.

Situated directly along the Indian Creek Waterway, One Kane is planned as a low-density office environment positioned outside Miami’s traditional urban core. The development will include a private elevator lobby and direct waterfront access, with programming tailored to full-floor office users seeking privacy and controlled access.

The six-story building is designed to offer full-floor office opportunities, with floor plates ranging from approximately 12,600 square feet to more than 18,300 square feet. Each level will feature private outdoor terraces directly accessible from office spaces, 11-foot ceiling heights, and floor-to-ceiling glazing oriented toward the waterway.
By water, One Kane will provide eight private yacht slips supported by a full-time Dockmaster and valet service, enabling dock-to-desk access from the Indian Creek Waterway. By land, the project includes private vehicular access, valet parking, and 24-hour secured entry. Subterranean parking will be flood protected and secured.
Building systems include fiber-optic broadband connectivity, redundant generators providing 100 percent standby power to the entire building, AI-enabled security with individualized access control, and impact-resistant glazing. The project is designed to LEED standards, with a focus on energy efficiency and indoor environmental quality through natural daylighting, private terraces, and advanced air filtration systems.
The ground floor and rooftop program will include BondSt, marking the restaurant’s return to the Miami market. The hospitality component will integrate priority reservations, in-office private dining, concierge services, and programmed events, alongside a rooftop bar with 360-degree views.
Located within walking distance of Bal Harbour Shops, nearby hotels, and luxury retail, One Kane occupies a waterfront site that remains physically separated from Miami’s higher-density business districts while maintaining proximity to surrounding residential and commercial communities.
