Vertical Construction Starts on ‘Modera Aventura South’ at 2681 NE 191st St, Miami, FL

Florida YIMBY has an update regarding Modera Aventura South, a venture we shared earlier this summer.

Vertical construction has started on the nine-story building, bringing the project closer to its anticipated 2027 completion. The venture marks the second phase of the evolving Modera multi-family housing development in northern Miami-Dade County.

Modera Aventura South is set to feature 251 residences, ranging from one-bedroom to three-bedroom units. They will span about 700 to 1,400 square feet, and there will be 444 parking spots. Of those spots, 438 will be located in a parking garage, while the remaining six will be at surface level.

Communal amenities will include a resort-style swimming pool, fitness center, and co-working lounge. The 251-unit complex will also host about 2,570 square feet of retail. Modera Aventura South is intended to complement its proceeding phase, Modera Aventura North, which is now pre-leasing. That phase, larger in scope, measures 15 stories and features 420 homes.

Corwil Architects is designed the community. Mill Creek Residential is the developer.  Modera Aventura South is just one of many projects under the greater Modera banner, with other Florida-based projects including Modera Pompano Beach and Modera Riverside.
