‘Four Seasons Hotel and Residences Jacksonville’ Set for 2027 Completion at 1406 E Bay St, Jacksonville, FL

The developers of the Four Seasons Hotel and Residences Jacksonville have secured $360 million in construction financing – the largest loan for a private project in the city’s history.

The 10-story building topped out in summer 2025 and is expected to finish construction in 2027. Upon completion, the ultra-luxury venture will comprise 26 residences, with floorplans ranging from two-bedroom to five-bedroom layouts. They will measure 1,930 to about 8,000 square feet, with the cost of ownership currently starting at $4.7 million.

Amenities will include an 11,000-square-foot Four Seasons-branded spa with 12 treatment rooms, golf simulator, and three restaurants with Michelen-starred chefs. Future residents would also have access to a 78-slip marina and a host of other elevated features.

There will also be a 170-key hotel. Shanna Collective and Iguana Investments are the developers. The pair have had the Four Seasons Hotel and Residences Jacksonville in their pipeline for more than five years. Florida YIMBY first reported on the project in August 2021. ODA Architecture designed the project; the New York-based firm collaborated with HKS and EDSA on various aspects of the building and landscape design.
