Hialeah City Council Approves Four-Story Apartment Building for 250 E 4th Ave, Hialeah, FL

A funeral home that’s operated since the 1990s is slated for demolition to make way for a new housing project in Hialeah.

The City Council approved a special use permit that would replace the Memorial Plan San Jose – Ferdinand Funeral Home with a four-story apartment building. It would comprise 71 units: 18 studios, 41 one-bedroom units, six two-bedroom units with dens, and six two-bedroom units. Most of the homes would be under 700 square feet, with the smallest unit starting at 583 square feet. Conceptual renderings suggest no major communal amenities.

Developer JPC Real Estate Holdings LLC has the 1.08-acre property under contract from its current owners, Garcia Funeral Homes and 240 E 4th Avenue LLC. Pascual Perez Kiliddjian Star Architects + Planners is the architect. At the time of publication, our sources noted that while the project had secured approval, the developer was unsure of an official construction timeline. The 14,139-square-foot funeral home and crematory remains operational.

The four-story residential project isn’t the only development unfolding in Hialeah. In December 2025, Florida YIMBY reported on Flightway Nineteen, an expansive mixed-use venture that would offer more than 91,000 square feet of commercial and warehousing space.

The 71-unit development would occupy 250 E 4th Ave, Hialeah, FL, 33010, in Miami-Dade County.
