Baccarat Residences Miami Continues Vertical Ascent Towards 75-Story Apex In Brickell

Construction has reached the 40-story mark at Baccarat Residences Miami, a 75-story residential skyscraper underway along the Miami River in Brickell. The development is rising from a waterfront parcel officially addressed as 99 SE 5th Street according to permits, though it is widely marketed under the address 444 Brickell Avenue, reflecting its frontage along the avenue. The project is being developed by Related Group and GTIS Partners, with John Moriarty & Associates serving as general contractor, Arquitectonica as architect, Meyer Davis handling interiors, and Enzo Enea leading landscape design. Upon completion, the tower is expected to rise around 835 feet at the mouth of the Miami River.

Recent aerial photographs show the reinforced concrete superstructure approaching the midpoint of the building’s planned height. Decking has reached the 40th floor, though at the time the images were captured portions of the 39th floor slab were still being poured. The uppermost levels display a dense mix of formwork tables, shoring, and exposed vertical reinforcement cages awaiting concrete placement. Two tower cranes extend prominently above the structure and continue to support the ongoing climb of the superstructure along the riverfront site. The image below also shows the adjacent Viceroy Brickell, with Baccarat Residences Miami already rising noticeably above it.

The tower’s architectural profile is beginning to emerge as the slab edges form a series of shifting, wave-like curves along the elevations. Rather than rising as straight vertical planes, the floor plates expand and contract from level to level, producing a façade that appears to ripple as it climbs. Much of the exterior is composed of floor-to-ceiling glass paired with continuous balconies, and curtain wall installation is advancing only several floors below the active formwork. Balcony glass railings are also being installed alongside the glazing, giving completed portions of the façade a finished appearance even while structural work continues above. The glazing currently retains its protective film, and the full appearance of the façade will become clearer once those coverings are removed.

The development will contain 360 residences in total, including 324 tower units, eight penthouses, and 28 riverfront flats and duplexes positioned along the Miami River and its waterfront promenade. Residences in the main tower begin on the 15th floor, while the upper three levels are reserved for the penthouses. Layouts will range from one- to four-bedroom homes.

Residents will have access to more than 75,000 square feet of amenities, including social lounges, a health and fitness center, La Mer spa facilities, a pool deck overlooking the river, and a private marina with a residents’ yacht. The development will also include a 10,000-square-foot waterfront restaurant and landscaped gardens designed by Enzo Enea along the riverwalk. The property will be managed by SH Hotels & Resorts and is the sister development to the Baccarat Hotel & Residences in Midtown Manhattan.

Approximately 35 floors remain before the structure reaches its final height. At the current pace of vertical construction, Baccarat Residences Miami seems likely to top out later this year, with overall construction expected to conclude in early 2028.
