Construction Nears 50-Story Mark on Okan Tower at 555 North Miami Avenue in Downtown Miami

Construction is approaching the 50-story mark on Okan Tower, the 902-foot-tall, 70-story mixed-use skyscraper underway at 555 North Miami Avenue in Downtown Miami. Developed by Okan Group and designed by Behar Font & Partners, the tower is planned to contain a 316-key Hilton Miami Bayfront Hotel, 236 condo-hotel residences managed by Hilton Hotels & Resorts, 163 Sky Residences, Class A office space, and more than 80,000 square feet of lifestyle amenities. The project is expected to be completed in 2027.

Recent construction activity indicates that the reinforced concrete superstructure has reached level 48, placing the tower just a few floors away from the 50-story threshold and at roughly 70 percent of its planned 70-story floor count. The pace of vertical construction has made the building an increasingly prominent feature on the Downtown skyline, where it now rises well above most surrounding high-rises.

New aerial photos show that the tower’s architectural motif is now emerging more clearly along the perimeter slab edges. Rather than reading as a flat box, the structure is developing a more sculpted profile through a series of projecting floor plates, angled corners, and continuous horizontal bands. On the lower glazed levels, the curtain wall wraps around the corners in a faceted configuration that breaks from a purely rectilinear expression. Above, the exposed concrete slabs continue that geometry floor by floor, giving the elevation a layered texture that begins to reflect the lightly rippling façade described in the original design.

The effect is especially noticeable along the broad elevations, where the slab edges extend beyond the glass line to create pronounced horizontal shadow bands. At the corners, the floor plates shift into beveled edges that soften the transition between façades and help articulate the tower’s evolving massing. This treatment appears to be setting up the visual progression from the heavier lower portions of the building toward the more sculptural upper section that will culminate in the tulip-inspired crown.

A substantial podium and parking base occupies the bottom levels, where cladding installation has not yet commenced though CMU enclosure work appears to be largely complete across portions of the structure.

The central concrete core continues to rise prominently through the middle of the structure, with the exterior hoist attached along the west elevation and two tower cranes positioned along NE 6th Street supporting the ongoing climb of the reinforced concrete superstructure.

The 70-story tower is one of the most recognizable projects currently underway in Miami due to its Turkish tulip-inspired design, which informs both the curved crown and the subtle modulation of the façade below.

With just over 20 floors remaining before the tower reaches its full 70-story height, the upper portion of the structure will soon begin revealing the transition into the building’s sculpted crown. As vertical construction advances through the remaining levels, the floor plates will gradually taper and curve inward, setting the stage for the formation of the tower’s tulip-inspired apex that defines the design of Okan Tower.

    Finally some of the more exciting projects in Miami are near topping out. This and the Waldorf Astoria will help to redefine the skyline. Great update and photography!
