Exterior Work Progresses on 41-Story 2600 Biscayne in Edgewater, Miami

Exterior work is progressing on 2600 Biscayne, a 41-story mixed-use tower at 2626 Biscayne Boulevard and 246 NE 26th Terrace in Miami’s Edgewater neighborhood. Developed by Oak Row Equities and designed by Arquitectonica with interiors by Vida Design, the 521-foot-tall structure will span more than 900,000 square feet and include approximately 160,000 square feet of Class A office space, 400 rental apartments, and 15,000 square feet of ground-floor retail. De Los Reyes Engineering Inc. is serving as the structural engineer of record. The building occupies a full-block site along Biscayne Boulevard.

YIMBY last visited the site when formwork had reached approximately the 14th to 15th floors. The reinforced concrete superstructure has since topped out as of September 2025.

Recent aerial imagery shows the project in an advanced stage of exterior work. The Biscayne Boulevard tower elevation is largely shrouded in black construction netting, indicating active façade and envelope operations. Crews appear to be transitioning to the levels above the podium, where a lineup of suspended scaffolding is currently positioned, indicating façade work is progressing upward in a methodical sequence.

The northern elevation along NE 26th Terrace remains in an earlier stage of development, with large sections of exposed concrete and CMU infill walls still visible. One of the two exterior construction hoists has been removed, while the remaining hoist continues to operate along this side of the tower. The former hoist position is now being enclosed with window glazing and masonry infill.

At the podium levels, the exterior has advanced further, with dark smooth stucco finishes now installed between floor-to-ceiling glass panels. Much of the glazing remains covered in protective film, though sections show signs of gradual peeling. The southern elevation of the parking podium appears largely complete in its stucco application, while similar work is now progressing along the northern side. Renderings indicate that this portion of the structure will eventually incorporate large-scale mural elements screening the parking levels, framed by white stucco finishes that contrast with the darker base treatment.

As construction advances, the tower’s final material palette and architectural expression will become more defined. Below are the latest renderings of 2600 Biscayne for context.

2600 Biscayne will include 400 rental residences, with layouts ranging from studios to three-bedroom units with dens. The residential portion of the tower begins approximately 135 feet above ground. Amenities will include a residential porte-cochere with covered waiting areas, along with a pet spa, private lounge, yoga studio, and fitness center. The 12th floor will house an amenity deck featuring a lap pool, cold plunge, hot tub, cabanas, and BBQ grills, while additional offerings such as a coworking lounge and rooftop deck will be located on the 41st floor. The development will also include EV charging stations and more than 600 parking spaces.

Office tenants will have access to a separate porte-cochere and lobby, along with dedicated valet and tenant parking, and 24-hour security and access. Indoor office amenities will include a business lounge, private meeting areas, conference rooms, and an entertainment room with a golf simulator. Outdoor amenities will feature a landscaped rooftop terrace, a padel court, open-air seating, covered picnic areas, and an outdoor wellness and yoga deck.

Construction is anticipated to complete in late 2026. Coastal Construction is the general contractor, with KD Construction of Florida serving as the shell contractor.

  1. With the slanted base and scale, it reminds me a little bit of the Independent Square tower in Jacksonville. Around the very same height, too.

  3. Could have been really nice…..but developers used the cheapest option for windows in the units
