Developers Plan to Downsize Mixed-use Project at 8601 W Sunrise Blvd, Plantation, FL

Shifting market changes have prompted two developers to downsize a mixed-use project in Plantation, FL. Initially, in 2023, Related Group and BH Group secured approval for residential and commercial space – specifically 512 residences and 24,970 square feet of commercial space.

New plans call for a 24.8 percent reduction of residential space and a 51.5 percent decrease of the commercial/retail space. The height has also been decreased from eight to six stories.

Updated plans call for 385 residences, 10 percent of which would be designated for households earning up to 120 percent of the area median income (AMI). Of the 385 units, most would be one-bedroom and two-bedroom units, while the remaining would be 39 three-bedroom units and 16 for-sale townhomes.

Amenities would include a swimming pool, sports courts, and 610 parking spots. There would also be 12,105 square feet of retail space. Arquitectonica is the architect. Related Group and BH Group purchased the project’s 16.8-acre build site for $13 million in 2023. The site once hosted an AT&T office building, but that structure has been demolished.
