Space Coast Town Center, a 225-acre master-planned mixed-use development at the intersection of U.S. 192 and St. Johns Heritage Parkway in West Melbourne, Florida, has announced its first residential and retail openings. The project is developed by MultiVerse Global, a real estate company co-founded by Edgar Jones and Bob Gorlow, with retail and office leasing handled by Orlando-based Foundry Commercial.
The first completed component is Integra Station at 2114 Nebula Way, a four-story, 300-unit multifamily building developed by Lake Mary-based Integra Land Company and built by LandSouth Construction, which delivered the project in September 2022. The building offers one-, two-, and three-bedroom units ranging from 692 to 1,420 square feet and is managed by JMG Realty.
Retail tenants now operating within the district include Panda Express, Chipotle, and 7-Eleven. The latter occupies a 4,840-square-foot convenience store with 14 fueling stations and an in-line Laredo Taco Company. Per West Melbourne approvals, the 7-Eleven location is the only gasoline station permitted within the master plan boundary.
At full build-out, Space Coast Town Center is planned to include more than 2,000 multifamily residential units, 300 hotel rooms, 360,000 square feet of office space, 257,000 square feet of retail and restaurant space, and a grocery-anchored retail component. The site plan is organized around internal streets, a central waterfront plaza with a lake as its focal point, and a walkable promenade connecting residential, commercial, and hospitality parcels. MBV Engineering provided civil engineering services for the first phase.
The development sits within the U.S. 192 and I-95 interchange corridor in Brevard County, within several miles of aerospace and defense employers including NASA, Lockheed Martin, Northrop Grumman, L3Harris, and United Launch Alliance. Additional tenant signings and construction phases have not yet been announced.
