Now standing as the tallest building in St. Petersburg and the tallest residential tower on Florida’s Gulf Coast, The Residences at 400 Central is captured in new aerial photographs as phased occupancy continues at the 46-story, 515-foot mixed-use tower at 400 Central Avenue. The development is led by Red Apple Real Estate, designed by Arquitectonica, and features residential interiors and amenity spaces by Celano Design Studio. Suffolk Construction served as the general contractor.

The tower contains 301 condominium residences, approximately 45,000 square feet of office space, roughly 60,000 square feet of ground-floor retail, and more than 900 parking spaces within a multi-level podium structure. A Temporary Certificate of Occupancy was issued for floors 1 through 25 in December 2025, permitting initial move-ins to proceed, with phased occupancy extending through the upper levels.

Recent aerial imagery documents the building’s fully realized exterior and its relationship to the surrounding downtown fabric. The tower clears the mid-rise context along Central Avenue by a substantial margin, establishing a singular vertical presence within the St. Petersburg skyline. Floor-to-ceiling glazing and continuous green-tinted glass balcony railings wrap the structure from the podium to the crown, forming horizontal bands that reinforce the racetrack-shaped massing’s curvature.

That form, characterized by opposing flat elevations and curved ends, represents a deliberate departure from conventional rectilinear tower typologies. The structure is sited at an angle to the street grid, a positioning Arquitectonica principal Bernardo Fort-Brescia has described as an effort to generate open space at grade and direct views toward Tampa Bay. The rounded profile means the tower reads differently depending on vantage point, and the green-tinted glazing shifts in appearance as light conditions change throughout the day.

Amenity spaces are positioned above the podium and include a resort-style pool, landscaped terraces, and recreational programming. Interior amenities total approximately 12,900 square feet, complemented by roughly 23,100 square feet of outdoor space. The podium’s rounded corners carry the tower’s geometry down to street level, where confirmed ground-floor tenants include PNC Bank, Michael Saunders & Company, and Volta Wine and Provisions. Dynasty Financial Partners occupies the full office component.

The project replaces the Pheil Hotel, which was cleared from the site in 2016. Construction commenced in late 2022, and the tower reached its full structural height in 2024.
