Administrative Site Plan Review has been filed for Amani Residences, a proposed affordable and workforce housing development at 2301 NW 54th Street in Miami’s Model City neighborhood. The proposal calls for three two-story multifamily townhouse buildings containing 25 income-restricted rental units across a 1.23-acre site. The development is being advanced by Affordable Living Opportunity Fund Inc., with OLR Architect serving as the architect.
The townhomes will rise just under 22 feet and contain a unit mix composed entirely of four-bedroom residences distributed across three structures, with Building 1 containing nine units, Building 2 containing ten units, and Building 3 containing six units.

Site plans show the buildings arranged in an L-shaped configuration fronting both NW 54th Street and NW 23rd Avenue, creating an internal vehicular circulation corridor and surface parking along the rear side of the buildings. The primary vehicular entrance and exit is proposed from NW 55th Street at the northern edge of the property, while an additional entrance-only access point is planned along the western edge of the site from NW 54th Street.

The townhouse layouts are organized across two floors with approximately 1,393 square feet of space in total including covered entry and balcony space. The first floor contains an entry foyer leading into an open living and dining room connected to a rear kitchen with an island configuration. The ground level also includes one bedroom, a full bathroom, a powder room beneath the staircase, and direct access to the main living spaces. The second floor contains three additional bedrooms, including a rear-facing fourth bedroom, along with a shared bathroom, laundry area, storage closets, and a private balcony connected to two of the bedrooms.

Buildings will be separated by 15 feet, while setbacks include a 10-foot front setback, 45-foot rear setback, and 72-foot interior setback. Plans also indicate more than 34,000 square feet of open space will be provided, significantly exceeding the minimum required amount.
According to the filing, Amani Residences will operate as a 100 percent affordable and workforce housing development reserved for households earning up to 120 percent of the Area Median Income. The application is not being pursued under the Live Local Act. The filing notes the project may function as rental or ownership housing depending on the final program structure.
The proposal includes 43 parking spaces, including two ADA-accessible spaces, along with four bicycle parking spaces. Additional site features include decorative paving, perimeter fencing and screening, sidewalk improvements along the street frontage, and landscaped pedestrian pathways distributed throughout the property.
Additional consultants listed on the filing include Kimley-Horn as traffic engineer and J Hernandez & Associates Inc. as land surveyor and mapper. Landstone Design is the landscape architect.
