The first interior renderings have been revealed for Mandarin Oriental Residences, West Palm Beach, a planned 31-story luxury condominium tower at 5400 North Flagler Drive along the Intracoastal Waterway in West Palm Beach. Developed by Great Gulf and designed by Safdie Architects, the project will yield 87 residences priced from approximately $3.5 million. Interiors are being designed by Studio Munge, with landscape architecture by ENEA.

Renderings show interiors with a contemporary residential palette centered on layered materials, textured finishes, and hospitality-informed spaces. The interiors emphasize privacy, natural light, and residential layouts designed around waterfront living.

Residences will range from approximately 2,300 to more than 5,800 square feet and will offer a selection of two- to four-bedroom layouts, along with two expansive multi-level private villas and a full-floor penthouse positioned atop the tower. Each residence is expected to include private elevator access, floor-to-ceiling glass, and deep wraparound terraces showcasing views of the Intracoastal Waterway.

Planned amenities include a rooftop pool deck, wellness spa, fitness center, pickleball court, sports lounge, private dining spaces, guest suites, a waterfront promenade, and marina facilities with private dockage along the Intracoastal frontage. Mandarin Oriental residential services are also planned to include concierge, valet, hospitality staff, housekeeping coordination, and wellness programming.

The tower’s exterior is designed by Safdie Architects, the internationally recognized firm founded by Moshe Safdie and known for projects including Marina Bay Sands in Singapore, Jewel Changi Airport, and Habitat 67 in Montreal. The rendering below shows a curvilinear tower form with wraparound terrace geometry oriented toward the Intracoastal Waterway and organized around indoor-outdoor living.

The development is being advanced in partnership with Mandarin Oriental Hotel Group under a brand licensing arrangement, bringing the hospitality company’s wellness philosophy and service culture to a standalone residential property. The project marks Mandarin Oriental’s first standalone residential building in South Florida and will not include a hotel component.

Groundbreaking is estimated for 2027, with completion anticipated in 2029.
