Keystone Holdings Increases Number of Residences for ‘Keystone Midway’ at 190 NW 79th Street, Miami, Florida

Developer Keystone Holdings has slightly increased the number of residences for its evolving project in Miami’s Fontainebleau neighborhood.

Previously, Florida YIMBY shared that Keystone Midway was slated to comprise 477 residences in 15 stories. Now, the developer wants to increase the residences by 2.5 percent, bringing the total number of luxury homes to 489.

Residences would span five different floorplans, with the majority being one-bedroom and two-bedroom units. Keystone Midway will be filed under the Live Local Act; by designating at least 40 percent of its homes as affordable housing, the developer can gain certain incentives.

In this case, of the 489 proposed residences, about 195 would be designated for households earning up to 120 percent of the area median income (AMI). Miami-Dade County’s AMI was $87,200 as of May 2025.

Many of Keystone Midway’s amenities would be on the seventh floor, offering two swimming pools (one for adults, another for children), a pickleball court, and a fitness center. The number and types of amenities are expected to increase the closer the community gets to groundbreaking.

In addition to the 400-plus residences, Keystone Midway would also host 6,301 square feet of retail space. This is a decrease from the original amount of retail space, which was 8,624 square feet. Keystone Midway is still in its early stages, with the development team still working out many of its details. It’s planned for 190 NW 79th Street, Miami, Florida, 33150, in Miami-Dade County.
