AvantStay has expanded its South Florida presence through a partnership with Nexo Residences, a 16-story short-term rental condominium development under construction at 13899 Biscayne Boulevard in North Miami Beach. Developed by Fortune International Group and Blue Road, and designed by Carlos Ott in collaboration with Frankel Benayoun Architects Inc., the project is expected to open in the third quarter of 2026.
Under the agreement, AvantStay will serve as the preferred property manager and technology platform for the residences, overseeing short-term rental operations for the project’s studio through three-bedroom units. The company will manage guest services, housekeeping, and daily operations through an on-site hospitality team.

Nexo Residences will yield 254 fully furnished residences, ranging from studios to three-bedroom layouts, along with a limited collection of three- and four-bedroom townhomes. Each residence will include European-style kitchens by Italkraft, Dekton countertops, Bosch appliances, floor-to-ceiling windows, glass-railed balconies, and dedicated lockable owner closets.

Amenities will include a three-story arrival lobby, resort-style pool, jacuzzi, outdoor kitchens, children’s playground, outdoor movie theatre, private event area, multipurpose club room, fitness center with yoga studio and virtual trainer, rooftop observatory deck, and a two-story coworking and technology hub.

Founded by Sean Breuner and Reuben Doetsch, AvantStay operates a portfolio of more than 3,000 short-term rental properties across 65 markets. The company’s role at Nexo Residences will center on hospitality management, short-term rental operations, and technology systems supporting guest and owner services.
