Florida YIMBY has an update regarding a multi-million-dollar venture we first covered in 2025. Our initial report shared that Related Urban Development Group intended to move forward with a multi-family project that would offer affordable housing. Now, construction has started on the $200 million venture.
The Residences Claude Pepper will measure 15 stories above grade and feature 428 apartments. Of those homes, 397 will be reserved for households earning within 20 to 80 percent of the area median income (AMI), while the remaining 31 will be for households earning up to 120 percent of the AMI. Eighty-three apartments will be set aside for individuals with special needs.

At the time of publication, Miami-Dade County’s median household income was $87,200. Amenities at The Residences Claude Pepper will include a fitness center and multipurpose room; residents would also have access to a pool deck with grilling stations. The venture will also host a 4,400-square-foot community center and 410 covered parking spots.
CFE Architects designed the 15-story venture. Related Group intends to have the project completed by the third quarter of 2028. The Residences Claude Pepper is slated for the 2.86-acre property at 702 NW 18th Terrace, Miami, FL, 33136, in Miami-Dade County.
