Developer Plans Latest Phase of Li’l Abner Project at 11033 N.W. Second Terrace, Miami, Florida

Miami-based CREI Holdings has plans for the fourth phase of its Li’l Abner housing project in Sweetwater.

Li’l Abner IV would measure eight stories above grade and feature 250 residences and 288 parking spots. Of the 250 units, 60 percent (150) would be designated as workforce housing, while the remaining 40 percent (100) would be affordable housing.

The main difference between the two designations is the income parameters. Miami-Dade County defines workforce housing as housing intended for households earning within 60 to 140 percent of the area median income (AMI); the County defines affordable housing as housing for households earning up to 120 percent of the AMI.

Miami-Dade County’s AMI was $87,200 as of 2025.

Additional features of Li’l Abner IV include a swimming pool and various other amenities. As noted, CREI Holdings is the developer. The firm intends to file its latest Li’l Abner phase under the Live Local Act, hoping to gain various boosts and incentives.

Li’l Abner IV would mark the fourth phase of the larger Li’l Abner project, which Florida YIMBY has steadily covered over the years. Our initial report in 2022 lent insight into Li’l Abner’s preceding phases, which will offer close to 1,000 combined units when completed.

The 250-unit project is slated for the 5.2-acre site at 11033 N.W. Second Terrace, Miami, Florida, 33172, in Miami-Dade County.
