Dream Finders Homes has acquired 60 residential lots for approximately $12 million in Riviera Beach, Palm Beach County, for The Townes at Avian, a planned townhome community off Military Trail. Godart Florida Real Estate Investments arranged the transaction on behalf of the Jacksonville-based homebuilder, marking its first community in Palm Beach County.

F. Thomas Godart, managing director of Godart Florida Real Estate Investments, handled the acquisition at approximately $198,000 per lot.

“Tom Godart brought us an opportunity that allowed Dream Finders to enter Palm Beach County…” according to Michael Caputo, Land Acquisitions Manager for Dream Finders Homes.

Plans call for two-story townhomes ranging from approximately 1,577 to 1,684 square feet, with two to three bedrooms, two-and-a-half bathrooms, private outdoor spaces, and one- or two-car garages. Architectural features listed by the builder include flat tile roofs, impact-resistant windows, 9-foot-4-inch ceilings, and 8-foot interior and exterior doors. Pricing is anticipated to begin in the upper $400,000s, according to Dream Finders Homes.

“Palm Beach County has become one of the most sought-after residential markets in the country, but finding well-located development opportunities at a basis that works for a major homebuilder is increasingly difficult,” said F. Thomas Godart. “We are particularly proud to have helped Dream Finders identify and secure its first community in Palm Beach County. This transaction is exactly what Godart Florida Real Estate Investments does – use our local market knowledge and long-standing relationships to create opportunities that may not otherwise reach the broader market.”

Planned amenities include a clubhouse, infinity-edge pool, fitness facilities, spa, playground, dog park, and walking trails. The builder also lists a private theater and spa facilities with ice baths, a sauna, and rain showers. The community will be located in western Riviera Beach, with access to Interstate 95 and nearby Palm Beach Gardens.

“South Florida remains a market where relationships, local knowledge and the ability to put the right parties together can make the difference between seeing an opportunity and actually closing one,” Godart added. “Dream Finders has built an extraordinary company, and we believe its entry into Palm Beach County is significant. We were pleased to play a role in making that entry possible and look forward to identifying additional opportunities for the company throughout South Florida.”

A construction start date and completion timeline were not provided in the announcement.
