Oak Row Equities has launched preleasing for Neo Edgewater, the 399-unit residential component of the 41-story mixed-use development at 2600 Biscayne Boulevard in Miami’s Edgewater neighborhood. Designed by Arquitectonica with interiors by Vida Design, the project is scheduled to welcome its first residents in October 2026. Coastal Construction Group serves as the general contractor.
The launch marks the debut of Oak Row Equities’ Neo residential brand. Apartments will range from approximately 500 to 1,700 square feet, with studio, one-, two-, and three-bedroom layouts, including select residences with dens. Bozzuto is exclusively handling residential leasing.

Residences will feature floor-to-ceiling windows, kitchens with islands, European-style cabinetry, quartz countertops, custom walk-in closets, blackout shades, and in-unit laundry. Select apartments will include private balconies. Penthouse residences will offer higher ceilings, paneled appliances, and integrated wine coolers.

Amenities will include a pool deck with cabanas, co-working spaces, weekend access to a padel court, and a rooftop deck for private gatherings. The building will also feature a staffed residential lobby and pet amenities. A 30,000-square-foot Equinox fitness center will occupy part of the commercial space, with resident access planned.

The broader 2600 Biscayne development will include approximately 205,000 square feet of Class A office and retail space, according to the announcement. Commercial tenants include Equinox, Coastal Construction, and Ferraro Law Firm.
Residential move-ins and the opening of the office and retail component are scheduled for October 2026.
