Rieber Developments and Berca Development Group have initiated pre-construction on Prime Square Doral, a 58,000-square-foot commercial condominium development at 7200 NW 102nd Avenue in Doral. Designed by PPK Architect with Vandrak Construction serving as general contractor, the three-building project is approaching final permitting, with construction expected to begin in the first quarter of 2027 and completion anticipated in the fourth quarter of 2028.
The development is planned for a 3.25-acre property near NW 74th Street and NW 102nd Avenue and will comprise approximately 40,000 square feet of retail and restaurant space and 18,000 square feet of office space. A total of 224 parking spaces are also planned across the site. The tallest of the three structures is expected to rise three stories.
Prime Square Doral previously secured site plan approval and has now reached 60 percent sold, up from 50 percent earlier this year. Fortune | Christie’s International Real Estate is leading sales for the development.

The commercial condominiums are being marketed for a range of uses including medical practices, professional offices, retail businesses, restaurants, and other food-and-beverage operators.

The project team also includes Bliss & Nyitray as structural engineer, Fortin, Leavy, Skiles as civil engineer, and Luseo Engineering as MEP engineer. Assouline & Berlowe is providing legal services, while Bilzin Sumberg is handling land use matters.
City records identify Prime Square Doral Development LLC as the applicant for the development. The property encompasses approximately 3.25 acres across two parcels generally situated south of NW 74th Street and west of NW 102nd Avenue. Miami-Dade County’s Plat Committee approved a resubmission for Prime Square Doral in January 2026.
With pre-construction now underway and final permits approaching approval, the development team is targeting the first quarter of 2027 for the start of construction, followed by delivery in the fourth quarter of 2028.
