The Federal Aviation Administration (FAA) has approved building permits for a 497-foot-tall structure in Edgewater, Miami. According to the included coordinates, the building would occupy a 22,000-square-foot assemblage of lots including 510, 522, 526 and 532 Northeast 34th Streets. The property is located across the street from the Hamilton on the Bay rental tower, and is just steps away from a dead end on Northeast 34th Street fronting Biscayne Bay. Three of the lots are owned by Nardware Properties LLC, and the other by 510 34th LLC; Hamilton on the Bay III, LLC is listed as the applicant, all of which are affiliates of Denver-based real estate developer AIMCO. The permits were applied for on April 13, 2022, and were approved by the FAA on July 8, 2022, lasting only three months for approvals.
Not many details or renderings have been released just yet for what is to rise on this specific site, but we do know that AIMCO ultimately plans on building two residential towers within their assemblage of properties along Northeast 34th Street. The assemblage allows for up to 1.1 million square feet of new construction. Back in May 2022, the developer filed plans with Miami-Dade County planners for a 60-story, 650-foot-tall tower with 241 dwelling units, 4,696 square feet of commercial space for a restaurant and a new 8-story parking garage for 380 vehicles. A second smaller tower, likely in the range of 45-48 stories, may rise beside its taller sibling. The building would rise 497-feet, or 502-feet above seal level.

Below are renderings of the 60-story tower proposed by AIMCO. This phase of the project is still under review. The building is designed by Stantec with Urvanx as the interior designer, and landscaping will be handled by MAKwork.
FAA building permits will be valid until January 1, 2024.
