YIMBY recently visited The Gateway at Wynwood, a vibrant 12-story boutique commercial building located at 2916 North Miami Avenue in Wynwood, Miami. Designed by Miami’s Kobi Karp Architecture & Interior Design Inc. and developed by New York-based R&B Realty Group, the 460,000-gross-square-foot structure contains 195,000 square feet of commercial space, 25,900 square feet of retail space on the ground floor and parking for 574 vehicles. Plaza Construction served as the general contractor for the development, which completed construction in 2021, alongside Modern Building Group as the construction manager.
Aerial photos from around the property show the completed look of the picturesque and scenic structure, which is located on the western frontage of North Miami Avenue between Northwest 29th and 30th Streets. Our last update on The Gateway at Wynwood was in May 2021, when glass installation was still underway. The development officially opened to its first tenants in January of this year.

The office levels above the podium appear as multiple offset floor plates. This is due to the varying dimensions of each concrete slab, including some that cantilever over others. Instead of flat, uniform elevations, the development sports extruded forms with horizontal bands of glass and dark frames that give this unique look unseen on other buildings in Wynwood.

The glass panels installed have a blue or purple tint that can be seen during the daytime, and the exterior is clad in white smooth stucco.

One of the most notable and striking features of The Gateway at Wynwood is the art mural wrapping around the parking garage, which spans the entire section from Northwest 29th Street up through North Miami Avenue and culminating at Northwest 30th Street just before the vehicle entrance.

The mural is comprised of spandex aluminum panels with protruding vertical triangular prism-like forms, themed with a number of different shapes and patterns, and colored in a variety of blue, red, yellow, green, white, and black hues.

The ground floor retail spaces feature double-height dark glass storefront systems.

Thanks to leasing efforts by Colliers International, The Gateway at Wynwood landed multiple notable tenants, including Victory Polymers, a Houston-based provider of Spray Polyurethane Foam insulation products, San Francisco-based Ripple, a tech firm that develops payment protocols and currency exchanges, and renewable energy company Spearmint Energy. CBRE is handling leasing efforts for the retail spaces.
