The developer behind the approved Tal Aventura condo tower is proposing a significant change to the project by incorporating a hotel component on the lower floors. Initially greenlit by city officials in 2022 for 86 condominiums across 26 stories, the development site, spanning 1.55 acres at 2785 Northeast 183rd Street, has remained untouched, awaiting construction commencement. The site, situated just northwest of Maule Lake, is under contract by Got183 LLC, with Matthew Rosenblatt of the Aventura-based 2151 Development Group at the helm.
As Brian Bandell of the South Florida Business Journal reported, after an unsuccessful attempt in 2023 to increase the number of units to 139 within a 22-story structure, the developer is slated to present a revised plan to the City Commission on February 20. This new proposal envisions a 21-story edifice offering 93 condos from the 15th to the 21st floor, 224 hotel rooms on floors eight through 13, and a generous provision of 453 parking spaces in the building’s lower levels. The ground level is designed to feature recreational amenities, including a pool and basketball court, alongside separate lobbies for the hotel and condominium residents.
The developer requests a series of waivers from the city to bring this revised plan to fruition. These include permission to integrate a limited-service hotel within a multifamily residential building, authorization to cast a shadow on adjacent properties within a business district, an increase in density to 60 units per acre from the originally approved 45 units, additional lot coverage of 6%, and an enhanced floor-area ratio for the structure.
Brian S. Adler, representing the developer as their Miami-based attorney, underscored in the application that the development harmonizes with the area’s architectural essence, characterized by residential condominiums established in the 1970s. He emphasized that adjacent condominiums, including Commodore Plaza and Admirals Point, exceed Tal Aventura in height and density, positioning the proposed project as a complementary addition to the local skyline.
Tal Aventura’s architectural design remains under the guidance of Miami’s Idea Architects. Positioned in Aventura, a locale renowned for commanding some of the highest condo prices in Miami-Dade County and a robust tourism sector buoyed by attractions like the Aventura Mall and proximate beaches, the project stands to contribute significantly to the area’s residential and hospitality offerings.
