In August, Florida YIMBY reported on three self-storage ventures unfolding in both Miami-Dade and Palm Beach counties. The projects intend to meet the growing need for storage as South Florida’s population rises. Now, we’ve learned of another self-storage development taking shape in Florida City.
The project is led by Ohio-based Amsdell Storage Ventures 83 LLC. It purchased the vacant 2.16-acre site for $2.6 million in 2023. The South Florida Business Journal reports that construction has started on the parcel, with our sources not listing an anticipated completion date. At full buildout, the self-storage facility (under the Compass Self Storage banner) will comprise 128,124 square feet of new construction. It was made possible with the acquisition of a $11.42 million construction loan.
TriBridge Residential Construction is the general contractor. The Altanta-based firm is also developing One Riverside, a mixed-use development in Jacksonville. In November 2021, Florida YIMBY reported that the project would offer two seven-story residential buildings, offering 270 units. Plans ultimately changed, with sources now noting that the venture will yield 396 apartments and more than 54,000 square feet of retail space.
