Hollywood’s Technical Advisory Committee intends to review plans for an income-restricted housing development next week. The proposed Hillcrest Apartments would measure eight stories above grade and comprise 120 apartments. The one-bedroom to three-bedroom units would span about 670 to 1,420 square feet.
There would be 148 parking spots (averaging to 1.2 per unit), and various communal amenities, including a first-floor fitness center and swimming pool. In total, the venture would require 143,325 square feet of new construction and occupy a three-acre site.
Harwin-Tobin 1101 LLC, the property’s longtime owner, hasn’t determined whether the venture should be workforce or affordable housing. The exact designation would influence specific tax breaks under the Live Local Act, along with the annual incomes of prospective residents.
Coral Gables-based Realization Architects designed Hillcrest Apartments. It also designed Oasis at Aventura, an affordable housing development for seniors. Construction started in the first quarter of 2024 and upon completion will offer 95 apartments. The venture’s currently unfolding in Miami. The firm also designed 1000 Marina Mile Apartments, which according to our January 2024 report, would replace a nightclub. We have no further updates regarding that venture.
Hillcrest Apartments will occupy space that currently serves as a parking lot. If approved, its address would be 1101 Hillcrest Drive, Hollywood, FL, 33021, in Broward County.
