As it stands, the Mildred & Claude Pepper Tower is a 166-unit affordable housing development for seniors in Miami. Built in 1970, the 12-story complex currently offers efficiencies and one-bedroom homes.
Yet, Related Urban Development Group (RUDG) has filed documents to redevelop the complex into a 14-story tower with 398 apartments. The one-bedroom and two-bedroom units would span 610 to 970 square feet; right now, units at Claude Pepper Tower currently span 453 to 604 square feet, according to Miami-Dade County records.

The transformed Claude Pepper Tower would comprise close to 300,000 square feet of new construction, with communal amenities including (but not limited to) co-working space, a fitness center, and outdoor recreational areas.
RUDG is filing under the Live Local Act, which requires at least 40 percent of a community’s homes to be designated as affordable housing. All of the homes at the new Claude Pepper Tower would be under this classification.
Cohen Freedman Encinosa & Associates Architects (CFE Architects) designed the project. The Miami Lakes-based firm recently partnered with RUDG on “Gallery in the Grove,” a 20-story mixed-income tower, also in Miami-Dade.
Claude Pepper Tower occupies a 2.86-acre site, located at 750 NW 18th Terrace, Miami, FL, 33136, in Miami-Dade County.
