Lofty Brickell Receives Height Increase And Design Changes In Newly Revealed Renderings

New renderings has been released to the public of Lofty Brickell, a short-term rental tower being planned for 99 Southwest 7th Street – a prime location facing the Miami River in Brickell. Arquitectonica remains as the design architect for the building, which based on the renderings has been increased to nearly 50 stories, up from the previously planned 37-stories. The rendering of the tower facing southeast towards the Metrorail bridge was first posted in a paid advertisement from The Real Deal with details on unit pricing. Newgard Development Group is the developer behind the efforts to redevelop the site, which will eventually give rise to three towers.

The updated design includes more streamlined and parallel balconies, swiftly curving corners, and what appears to be a cantilevered sky lobby two-thirds of the way up along eastern and southern elevation. The previous iteration of the tower featured a slightly angled rooftop, which is now even more emphasized in the new design with a concrete eyebrow angled upwards towards highest floors. A landscaped amenity level can be seen towards the top of the tower, offering guests views of Downtown Miami’s skyline. All elevations are wrapped in glass and aluminum, and a parking structure can be seen tucked behind the superstructure, likely sitting along the junction of Southwest 7th Street and South Miami Avenue with another amenity level above it.

According to The Real Deal, units are planned to come in studio through two-bedroom+den floor plans, priced between $490,000 and $1.3 million. The official Lofty Brickell website indicates units will ranging from 485 to 930 square feet, but that is still subject to change considering the project is still in the development stages. All apartments will come fully furnished and prepped for short-term rentals on platforms such as Airbnb and VRBO, carefully curated by interior design firm INC. All units will feature imported European cabinets with premium hardware and drawer pulls, a top-of-the-line appliance package including stainless steel refrigerator, oven, cook-top, microwave, dishwasher and sink disposal, elegant imported stone countertops and backsplashes, contemporary stainless steel under-mounted sink, high-arc gourmet faucet with integral sprayer, custom-finished floors and walls in wet areas, frameless glass shower enclosures, spacious extra-depth soaking tubs and premium European-style fixtures and accessories. Residents will have access to panoramic Miami River and Miami skyline views via floor-to-ceiling laminated glass windows.

Demolition permits for 99 Southwest 7th Street were applied for last month. TBRC Group LLC is listed as the demolition contractor at an approximate cost of $50,000 for the removal of an existing 20,000-square-foot building.
