The final design plans have been unveiled for the Nikola Tesla Innovation Hub, a 13-story office and commercial building undergoing a complete gut renovation and redesign at 155 South Miami Avenue – the northeast corner at the intersection with South 2nd Avenue in the Flagler District, Downtown Miami. Originally built in 1980, the revamp of the structure will bring 137,000 square feet of office space and 6,000 square feet of commercial space. Developed by Moishe Mana of Mana Common and designed by award-winning architecture firm Zyscovich Architects, the project is being geared towards the emerging tech industry in Miami with the hopes of attracting major technology companies and innovative startups.
The new design for the Nikola Tesla Innovation Hub, named after the famed inventor and electrical engineer, reveals a new exterior façade of irregularly-shaped glass floor-to-ceiling panels with two or three different shades of tint. The structure’s perimeter columns sport a dark smooth stucco, while the ground floor features a dark aluminum frame with transparent glass. The previous version of the design was arranged in the same manner, but mostly white or light palettes.

“As the first new building to be realized in the visionary Flagler District, it had to be iconic,” said Bernard Zyscovich, founder and CEO of Zyscovich Architects. “To achieve that while still respecting the smaller canvas and scale of the building, which we intentionally maintained within the fabric of Downtown, we looked for ways to open the building up to the neighborhood and welcome it in. The design also had to speak to the future of downtown Miami and the technology, culture and commerce center it’s primed to be.“
“The tenants that will occupy this building will be among the first, courageous dreamers in what will be the most exciting neighborhood in the world,” Mana said. “As they follow their own dreams each day, I want them to be inspired by watching mine become reality.”
“Nikola Tesla is a perfect example of a man whose desire to benefit humanity outweighed his personal ambitions,” Mana explains. “This building is a tribute to that legacy.”
YIMBY last visited 155 South Miami Avenue back in May of 2021, when the building was being gutted and still shrouded in black netting.

The parking garage next door at 26 Southeast 1st Street is also undergoing renovations and will be utilized as the parking component for 155 South Miami Avenue with space for up to 324 vehicles.
Telesco Construction is listed as the general contractor. Construction is expected to wrap up in the first quarter of 2022.

The building is not going to be true, the construction is not moving nowhere, in fact there are a bunch of homeless around, the pretend to work, but it’s not coming through, it’s a shame for Mana, this building is not going to happen, city pls do something.
