The owners of a 5,650-square-foot property located at 7921 Carlyle Avenue in Miami Beach’s North Beach neighborhood have proposed demolishing a 1940s single-family home to make way for a three-story multifamily development. Denbora Bay, LLC, a Lake Worth, Florida-based company led by a group of individuals from Buenos Aires, Argentina, is identified as the applicant in a recent project filing submitted to Miami Beach’s Design Review Board. Known as the Denbora Bay project, the development encompasses 6,996 square feet of space, featuring seven residential units and four parking spaces. Red Octopus LLC, an architecture and planning firm based in Weston, FL, led by Argentine architects Yanina Mauro and Walter Rua, represents the developers in the filing, with MUVE Architecture listed as the architect.

Construction is underway for 3900 Alton Road, a 9-story multifamily development on a 1.87-acre site between Florida State Road 907, the Julia Tuttle Causeway, and the Talmudic College in Miami Beach. Designed by Arquitectonica and developed by a joint venture partnership between Mast Capital and Rockpoint Group, the development will comprise 178 residential units, ranging from studios to three-bedroom, and 269 parking spaces. Kaufman Lynn Construction is the general contractor, and AKO Plumbing Corp is the plumbing contractor.

6940 North Beach LLC, a joint venture between entities controlled by Rainer Viete, Jose Boschetti, and Eduardo Otaola, has filed an application requesting design review approval to construct a new 10-story mixed-use building at 6940 Abbott Avenue, the site of a former BellSouth office and parking lot that is no longer in use in the North Beach section of Miami Beach. Designed by Arquitectonica with Biscayne Engineering as the land surveyor and civil engineer, the 130-foot-tall structure would yield 134,573 gross square feet of space, including 96-unit multi-family units, of which 21 would be co-living units, 2,192 square feet of ground floor retail, and 90 parking spaces. The property spans roughly 24,800 square feet and is bound by Byron Avenue to the west and Abbott Avenue to the east. Two of South Florida’s premier real estate development groups, Terra and Turnberry, have selected Balfour Beatty as the general contractor for the new Grand Hyatt Miami Beach Convention Center Hotel. Located at the intersection of 17th Street and Convention Center Drive, the 17-story, 800-room hotel will serve as the central anchor of the Miami Beach Convention Center District, steps away from the beachfront, hundreds of shops and restaurants along Lincoln Road, the New World Center, the Bass Museum, and the Fillmore Miami Beach. Early site work at the property is now underway, with vertical construction anticipated to start this year and be completed in 2025.

Just recently, the Historic Preservation Board reviewed plans for the redevelopment, led by Foster + Partners in collaboration with Kobi Karp Architects, with prominent members of the local community, including Howard Herring, President and Chief Executive Officer of New World Symphony; Lyle Stern, President of Koniver Stern Group; as well as the Miami Design Preservation League and Lincoln Road Business Improvement District, all expressing resounding support for the project.

Designed by renowned Spanish master architect Alberto Campo Baeza with award-winning firm Cube 3 as the executive architect and developed by a joint venture partnership between Sumaida + Khurana and Bizzi & Partners, the boutique commercial development will yield approximately 92,356 square feet, including nearly 60,000 square feet of office spaces featuring interiors by world-renowned architecture firm Gabellini Sheppard Associates. Urban Robot Associates is the landscape architect for the project, which is expected to complete construction in early 2024.
