New York-based SHVO has secured unanimous approval from the Miami Beach Planning Board for developing The Alton at 1656-1680 Alton Road in the heart of Miami Beach. Designed by Pritzker Laureate Lord Norman Foster and the team at Foster + Partners, in collaboration with local architect Kobi Karp, the six-story biophilic building will comprise 170,000 rentable square feet of office space, 17,000 square feet of ground floor retail, and five luxury residences, all strategically located at the intersection of Alton Road and the iconic Lincoln Road shopping district.

Construction has topped off on Lefferts’ 22-story luxury condominium tower 72 Park. The developer celebrated the topping off of the 220-foot-tall structure on Wednesday, September 13, which stands prominently at 580 72nd Street in Miami Beach. Designed by the renowned national architecture firm Built Form with interiors and landscapes by Urban Robots Associates, 72 Park will be the first new luxury tower on Miami Beach to permit short-term rentals, encompassing 206 units ranging from 470 to 1,177 square feet, as well as 10,000 square feet of prime, ground-floor retail space. Stiles Construction is the general contractor, and G&E Florida Contractors is the shell contractor, with completion slated for the Summer of 2024.

New York-based Shvo and its partners have secured a $190 million construction loan for the renovation and condominium addition at The Raleigh hotel at 1775 Collins Avenue in Miami Beach. The loan, provided by Fort Lauderdale’s BH3 Management through its BH3 Debt Opportunity Fund II, supports the partnership between Shvo, led by Michael Shvo, and the German firm Deutsche Finance. The loan encompasses The Raleigh, the Richmond Hotel at 1757 Collins Avenue, and the South Seas Hotel at 1751 Collins Avenue. The transaction was brokered by Walker & Dunlop.

Denbora Bay, LLC, a Lake Worth, Florida-based company led by a group of individuals from Buenos Aires, Argentina, is identified as the applicant in a recent project filing submitted to Miami Beach’s Design Review Board. Known as the Denbora Bay project, the development encompasses 6,996 square feet of space, featuring seven residential units and four parking spaces. Red Octopus LLC, an architecture and planning firm based in Weston, FL, led by Argentine architects Yanina Mauro and Walter Rua, represents the developers in the filing, with MUVE Architecture listed as the architect.

Designed by Arquitectonica and developed by a joint venture partnership between Mast Capital and Rockpoint Group, the development will comprise 178 residential units, ranging from studios to three-bedroom, and 269 parking spaces. 6940 North Beach LLC, a joint venture between entities controlled by Rainer Viete, Jose Boschetti, and Eduardo Otaola, has filed an application requesting design review approval to construct a new 10-story mixed-use building at 6940 Abbott Avenue, the site of a former BellSouth office and parking lot that is no longer in use in the North Beach section of Miami Beach. Designed by Arquitectonica with Biscayne Engineering as the land surveyor and civil engineer, the 130-foot-tall structure would yield 134,573 gross square feet of space, including 96-unit multi-family units, of which 21 would be co-living units, 2,192 square feet of ground floor retail, and 90 parking spaces. The property spans roughly 24,800 square feet and is bound by Byron Avenue to the west and Abbott Avenue to the east.
