Exterior Work Progresses At Melo Group’s 51-Story Downtown 5th

Exterior work is progressing at Downtown 5th, two twin 51-story residential towers addressed as 25 NE 5th Street and 55 NE 5th Street in Miami’s Central Business District. The 1,422,969-square-foot structure rises to 495 feet and is designed by Melo Architecture and developed by Melo Group, yielding 1,042 units and approximately 12,000 square feet of ground-floor retail space. Melo’s in-house team is handling leasing and marketing for the residences, which range from one-to-three bedroom floor plans, including several duplexes and penthouse level units. The development is bounded by NE 5th Street to the south, NE 6th Street to the north, NE 1st Avenue to the west and N Miami Avenue to the east and is walking distance from the American Airlines Arena and Miami Central Station.

Recent construction photos reveal the amount of progress being made on the exterior of both towers. A white and grey painted stucco material is being used to cover and seal in the concrete masonry units and superstructure.

The east tower at 25 NE 5th Street is much closer to completion as blue-colored frosted glass has been installed on all balconies and residence windows. The stucco enclosure is mostly complete on all elevations with a small portion remaining to be filled in around the podium levels.

The exterior on the west tower at 55 NE 5th Street still has some way to go, but notice the stucco material making its way up the concrete walls. It is likely that the stucco cladding will be finished over the next few months.

Downtown 5th is the largest project for the Melo Group as of yet. The developer has recently taken Miami’s Central Business District by storm with a handful of new developments as the firm pursues the goal of filling in the void and adding thousands of residential units to the area.

A completion date has not been announced, although at the current speed of construction the twin-tower development could wrap up by the end of 2021.
