Permits Filed For 13924 SW 260th Street In Naranja, Miami

Permits have been filed for the redevelopment of 13924 SW 260th Street in Naranja, a multi-unit affordable housing complex owned by Miami-Dade County. The site is bounded by SW 260th Street to the north, SW 139th Avenue to the east, Bauer Drive to the south and SW 139th Court to the west. The current development at this location features 116 units within 30 two-story buildings, and the applicant is proposing to redevelop the site into 8 three-story buildings yielding 273,318 square feet of residential space across 276 units and rising 37 feet in height. Arthur Mays & Naranja Master Tenant, LLC is listed as the owner of the application.

Renderings by Modis Architects reveal the placement for each of the new structures throughout the site, which will be built in a variety of sizes. Construction will occur in two phases, with the western portion rising during phase one and the eastern site during phase two. A new street known as SW 262nd St. will be configured, dividing the current full size block in half. The complex will be named Naranja, named after the neighborhood itself.

Residential units will range between one bedroom and five bedrooms, and each will come with tiled floors, impact windows, high efficiency central air and washer/dryer hookups as well as CATV connections. The structure’s envelope will have high efficiency insulation, reflective roofing material, low window systems, and large windows for optimal lighting conditions. Private balconies will be available in multiple units through these 2nd and 3rd floor. A 4,000 square foot community clubhouse will be constructed, uniting both sides of the new housing complex. A combined total of 338 off-street parking spaces will be available

Demolition permits for the current structures have not been filed as of yet.

An anticipated completion date has not been announced.

    The growth of a city would be meaningless unless its community grows with it. That is why every time that I read about people, private and public organizations and our government make announcement about building low income housing for hard working families I am urged to express gratitude and hopefully motivate others to do the same. Naranja Lakes is undoubtedly an ideal space to build affordable housing for our harding working neighbors. Naranja was home to hundreds of hard working families right before Andrew destroy every home and building in the then known “Naranja Lakes” neighborhood.
