Applications have been filed for the development of two 164,435-square-foot logistics and distribution warehouse buildings at 12800 Northwest 13th Street in the Tamiami municipality of Miami-Dade County. Located between the intersections of Northwest 13th & 14th Streets and Northwest 129th Avenue, the interior lot sits just north of the Dolphin Expressway and across the street from an existing logistics center. Prologis 2, LP and Miami-Dade Expressway Authority are listed as the owners of the application, represented by Tracey Slavens of Holland & Knight LLP.
The plans call for the redevelopment of vacant and underused plots of land with a total lot size of 874,859 square feet, or 20.084 acres of land. Officially named Beacon Lakes Building 44 + 45, the combined floor area of the new buildings would total 328,870 square feet, providing up to 341 parking spaces and 272,292 square feet of open area. The developer is also requesting an administrative site plan review for lake excavation within the property and a road closing petition for various rights-of-way.The site is zoned Light Industrial District (“IU-1”) and Heavy Manufacturing Industrial District (“IU-2”) on the County’s zoning map, allowing for the construction of the proposed buildings.
RLC Architects P.A. is listed as the architect of record, Kimley-Horn and Associates, Inc listed as the civil engineer and landscape architect.
An estimated completion date has not been announced.
