Coconut Grove-based Housing Trust Group has submitted plans to the Development Review Committee of Fort Lauderdale seeking approvals for Mount Hermon Apartments, a 7-story multi-unit affordable housing apartment complex planned to rise 65-feet on property addressed as 750 Northwest 4th Street in the Dorsey Riverbend neighborhood of Fort Lauderdale. The interior lot has approximately 280-feet of frontage along NW 8th Ave., with 125-feet of frontage on NW 3rd St. and 200-feet of frontage on NW 4th St., located across the street from Mt Hermon AME Church.
The site of the proposal is currently occupied by a parking lot, which was being used by the church across the street, and totals 47,125 square feet of lot area, or 1.08 acres. The new structure will occupy approximately 22% of that area at 22,230 square feet, leaving the remaining 53% of the total lot area dedicated to open spaces. Mount Hermon Apartments should yield 120,742 square feet across it’s 7 stories, creating 104 residential units, over 5,500 square feet of amenity spaces, and even features a few micro office spaces on the ground floor level.
The building is designed by Miami-based REPRTWÄR, pronounced rep·er·toire, and features very rustic and industrial elements on the exterior façade. A large portion of the L-shaped reinforced concrete superstructure is wrapped in oko skin concrete panels and general smooth concrete, depicted in the renderings colored in grey and dark grey in between the window forms and balconies. The framing for the balconies and canopy at the entrance are made of black aluminum, with the occasional use of aluminum mesh too. The ground floor level and top floor are enclosed in dark brown wood sidings, allowing for a strong contrast and varying design aesthetics for better architectural presence. The landscaping through the rooftop and outside of the building will be handled by Fort Lauderdale-based Thomas Engineering.
The residences will come in 1 and 2 bedroom layouts, of which 71% will be 700-square-foot 1-bedroom units with 74 apartments in total. The remaining 29% will be 950-square-foot 2-bedroom units with 30 apartments overall. Each unit will have its own private balcony and equipped with washers and dryers. Based on the floor plan diagrams, most of the amenities will be on the 7th floor – rooftop level, which includes a landscaped pool deck with seating and cabanas, a fitness center and multi-purpose room with kitchenette, and there is also a small dog park on the 2nd floor. There are micro office spaces and a conference room on the ground floor, but the plans don’t reveal whether its for commercial purposes or simply just an amenity for residents. The outdoor parking lot will generate 60 spaces, with 12 on-street spots. The building will be located relatively close to Fort Lauderdale’s Brightline station as well, so residents will have access to that with just a few minute walk.
McNamara Salvia will be the structural engineer with RPJ Engineering as the MEP engineer.
The proposal was reviewed by the DRC on June 22, 2021, and advised for several changes to be made for approvals to be granted.

This is an exciting and development. The design is aesthetically pleasing and well thought out. In reading through this article, I noticed that there were 72 parking spaces and 74 apartments. Will more parking be provided by the time the apartments are available? This presentation allows for a thorough understanding of the project. I would very much like to be a tenant here.
