Miami-based developer Rilea Group, who’s had a long track record of successful real estate projects in South Florida, recently closed on the acquisition of a prominent 1.5 acre piece of property that will allow for the construction of MOHAWK at Wynwood, a 12-story mixed-use building set to rise at 50 Northeast 29th Street in Wynwood near the border with Edgewater. Bounded by NE 28th St. to the south with N. Miami Ave. to the west, project is expected to yield 225 apartment rentals, 22,000 square feet of retail space, and 3,500 square feet of rentable private office space.
Rilea Group secured a portion of the funding through RealtyMogul, a crowdfunding platform that raised an initial $12.5 million from investors, well-above the $10 million target. This is the first development project to be vastly funded via crowdfunding, and the developer has agreed to tap the platform for another $10 million the following year to fund construction.
The inspiration for the design of the building is derived from the industrial architectural aesthetics of New York City’s SoHo and Meatpacking districts, which involves the use of exposed brick, steel and concrete, while adding several art murals around the exterior in typical Wynwood fashion. Tasteful interiors will feature original artwork from artists such as Jean Michel Basquiat and Marco Grassi, creating a seamless artful experience inside and out.
Residents at MOHAWK at Wynwood will have access to various amenities including a gym with Peloton bikes, a private park, a dog park, a children’s playroom, a rooftop pool and bar, and a lounge. Wynwood in itself is a major attraction, recognized as a popular entertainment, art, and dining district. The neighborhood is filled with vast food options and venues, and art attractions like the Wynwood Walls and the Miami Selfie Museum are just a walk away. One of the greatest attractions, especially for the developer, is the site’s proximity to the proposed Brightline Wynwood Station, a key transportation hub that could connect the area to several parts of South and Central Florida.
Deforma Studio is the design architect for the project.
The developer plans to break ground in 2023.
